Holiday parties, client dinners, business meetings and team offsites at our waterfront venue on the east shore of Lake Union, about 12 minutes from downtown Seattle. Up to 150 seated, up to 300 for a reception, with the projector, the sound system and the bar already in the room.

Rental options

Book it by the hour, or for the day

Not every company event needs a full day. On weekdays you can book the venue by the hour, with a four-hour minimum. A four-hour client dinner is a normal booking here.

Holiday parties and offsites can take the full ten-hour day, with earlier starts by request. Every event ends by 11pm, and full-day rentals come with a one-hour planning meeting before the day.

  • Holiday parties.
    Dinner, drinks and dancing in one room. The floors are wood, so there is no dance floor to rent – after dinner we adjust the floor plan and open up as much space as you need.
  • Client and partner dinners.
    Happy hour on the covered patio by the fireplace, then a seated dinner inside at 72-inch rounds or a long head table.
  • Business meetings and presentations.
    A ceiling-mounted projector, screen, microphones and four Mackie speakers come with the room, along with access to our house computer. The glass doors slide shut for the presentation and open again for the conversation afterward.
  • Offsites and team days.
    A full day on the water, with leather lounge furniture for the breaks and the room, the food and the bar handled by one team.

Catering & bar

Food and drink

You work directly with our chef to build a menu around your event rather than choosing from a set corporate package. Scratch recipes make allergen-free, dietary-friendly and vegan options easy. Buffet, plated, stations or passed appetizers, whichever suits the event.

The bar is built in, with tap beer on draft, bottled beer, specialty wines, hand-crafted cocktails and mocktails. Fully hosted, no-host or drink tickets – we are flexible.

There is no food and beverage minimum. A team of 50 pays for 50.

We also cater off-site across Seattle and the Eastside – office deliveries, company parties and events at other venues. Same culinary team, same care, brought to your address.

On the water

A private dock, if a boat is part of the plan

Our dock can be rented alongside the venue for events that involve a boat – 20-minute Duffy Boat cruises for the team, or a vessel of your own tied up alongside. It has its own rental agreement and insurance requirement, and size limits and seasonal availability apply.

Getting here

3229 Fairview Ave E, Seattle, WA 98102 – on the east shore of Lake Union, at the Tyee Yacht Club. Navigation apps list us under Tyee Yacht Club. There is a second one near the University District; you want the one on Fairview Ave E.

Roughly 12 minutes from downtown and 30 from the airport. We have limited tandem parking in our lot, free street parking and several paid lots nearby, and we work closely with Red Carpet Valet if you would like valet service.

The venue is on one level. No stairs are needed to enter the building or to reach any part of the ballroom, and our restrooms are accessible.
